Going through a real estate company in the US to find a rental often has similar fees. I was looking through a real estate office any place I looked at required first month and last months rent plus another month's rent as a fee to the realtor.

I live in turkey and things about rent are pretty much the same as you guys told about japan rent system. We pay one months rent to the real estate agency and if you wanna live in a security blocks of house (i dont know the english word for it but we call it "site") we pay like 300 or 400 turkish liras for nothing actually. We also pay for hot water and stuff. But still, it's not that hard. And you dont need to get permission about pets in here as long as they dont make disturbing noises. So i kinda understand you guys. Happy new apartment guys!!!

How does the guarantor company work? Is it a one time fee? Or do you continually pay every year?

Omg I live in Manhattan and the monthly rent for a two bedroom apartment in midtown is $5000.

Feeling the pain right now! I'm moving in with my boyfriend. I'm a student and he is a professional, and soo many places refused to consider anyone who is a student (even though my student grant + wage is more than enough to pay the rent). Also we couldn't find any private landlords doing a place suitable for us so we had to go to an estate agent.They need tonnes of cash and they need proof that we're not illegal immigrants (due to a new law passed in the UK this year) etc. It's stressful as all hell.

Agency fees: £420
Holding fee: £300
Security deposit: £1117
Rent in advance: £745
TOTAL: £2000 and something pounds before we've even moved in! -
